St Joseph's Māori Girls' College Hostel
Masterplanning, architecture, resource consenting, project management and construction for the refurbishment of a ~90-year-old college hostel in Napier.

Kaitiaki’s engagement began with procuring a condition assessment, and our project management role expanded to include architectural services. Working closely with the dormitory management and occupants, we ensured the design met current and future needs.
We led the design and documentation of the refurbishment and coordinated a consultant team spanning mechanical, electrical, acoustic, fire and structural engineering. We devoted considerable time early on to understanding the client’s aspirations, ran a thorough tender process, and absorbed the value-management and constructability advice of the main contractor.
As this was a historic building, we documented existing conditions using 3D scanning (point cloud / LiDAR) to create an accurate BIM asset that underpinned our documentation. Care was taken to preserve the character of the almost 90-year-old building, resulting in a modern, high-performance refurbishment in harmony with the historic fabric of the school.
Kaitiaki also provided resource consenting for the staged works, with construction delivered by our sister company, Kaitiaki Build.
