Excelsa Centre is a vibrant mixed-use neighbourhood hub in Papamoa East, bringing everyday services together in one walkable destination. The centre combines healthcare, fitness and beauty, restaurants and cafés, a supermarket, office space, a cinema and veterinary care, anchoring a fast-growing residential community. The supermarket and healthcare services drive daytime visits, while the dining, beauty and cinema offerings bring evening and weekend activity.
Kaitiaki Property provided development management and leasing for the centre. Working from the owner’s side, we shaped the tenancy mix, negotiated and secured leases, and managed the development through to an operating asset, balancing commercial performance with a centre that genuinely serves its catchment.
The result is a thriving local hub that complements the larger town-centre developments nearby, with a tenancy line-up built to draw repeat, day-to-day visits rather than one-off trips. Excelsa sits within the same Papamoa East growth area as The Sands and the Whitiora wellness centre, part of a connected network of centres Kaitiaki has helped bring to the market.
