About Kaitiaki Property

A property practice that thinks like a guardian, not a developer.

Rooted in the Bay of Plenty and working across Aotearoa and the South Pacific, we lead ambitious developments for government, established organisations, private developers, and iwi and Māori trusts, creating places that hold their value, and their meaning, for generations.

Who we are

A practice that thinks like a guardian.

Kaitiaki brings together a range of disciplines, led by experienced and astute professionals who thrive on delivering multifaceted solutions. Building on an exemplary track record delivering complex projects for leading property developers, Kaitiaki Property was founded by Bryan Perring in 2015 to better tailor our service offering to client needs.

Our property and development experts have partnered with clients across a broad range of sectors, investors, developers, family offices, landowners, crown entities, local authorities and fund-management platforms. Without exception, our people have navigated the complex and delivered successful outcomes.

Our approach

Our values are the cornerstone of our work. We are committed to our role as guardians, caring for the whenua, our clients, our staff and innovative ideas. Our solutions respect the natural and built environment and promote enduring outcomes.

With a client-centric approach, Kaitiaki focuses on providing solutions and prioritising our clients’ best interests with an owner’s mindset. We deliver our best work while staying true and authentic to who we are, completely transparent, with no hidden agendas. What you see is what you get.

We tailor our approach to every project to meet the highly specific needs of our clients. Each project is underpinned by an intimate, detailed understanding of our client’s vision and goals, ensuring absolute clarity of purpose. With decades of combined experience to draw from, we identify and manage risks and opportunities at every stage to optimise the brief and achieve outstanding, uncompromised outcomes.

Rooted in the Bay of Plenty, working across Aotearoa

From our home in Mount Maunganui and our office in Auckland, we work across Tauranga, the wider Bay of Plenty and the rest of New Zealand, and, on occasion, further afield. Our work spans planning and resource consenting, feasibility, masterplanning, architecture, development management and project delivery, with sister practice Kaitiaki Build carrying projects through construction.

With such an accomplished team to draw from, you can be assured that the project team Kaitiaki assembles will be relentless in the pursuit of bringing your vision to life.
