Kaitiaki’s initial engagement began with procuring a condition assessment and our Project Management role subsequently expanded to include Architectural Services. Working closely with the dormitory management and occupants, we ensured the design met current and future needs. We led the design and documentation of the refurbishment works and coordinated the consultant team which included MEP, Acoustic, Fire and Structural Engineering disciplines.

At Kaitiaki, we approach each project with the spirit of collaboration. We devoted a considerable amount of time in the early phases of brief development to understanding the aspirations of the client. We also carried out a thorough tender process and absorbed the value management and constructability advice provided by the main contractor.

As this was a historic building, site investigations included thoroughly documenting the existing conditions. We utilised 3D scanning (point cloud/LiDAR) to create an accurate BIM asset that then formed the basis of our documentation package.

Care was taken to preserve the character of the almost 90-year-old building; resulting in a modern, high-performance refurbishment in complete harmony with the historic fabric of the school.
