Whitiora is a community health and wellness centre in the Golden Sands area of Papamoa East, created to bring primary care and allied health services close to a rapidly growing residential community. On a 3,000 m² site, the centre provides around 1,000 m² of leasable space, including a 480 m² general practice, a pharmacy, a café, physiotherapy, and pet wellness and veterinary services. The general practice anchors the centre, with the pharmacy, café and allied-health tenancies arranged around it to support a single, convenient visit.

Kaitiaki Property provided development management and leasing. We shaped the centre’s mix of health and wellness tenancies, negotiated and secured leases, and managed the development to deliver a centre that meets a clear community need.

By co-locating a GP practice, pharmacy and complementary health services in one place, Whitiora makes everyday healthcare more accessible for Papamoa East residents. It forms part of the wider network of neighbourhood centres, alongside Excelsa and The Sands, that Kaitiaki has helped develop across this growth corridor.
